Purchased Properties

In Metro / near Adelaide and Regional Areas, installations into houses purchased on or after 1 July 2008 will need to meet the Full Standard. As such, there are many cases where you’ll need to find out from the home owner or agent when the property was last purchased.

In most cases, a property is purchased on or after 1 July 2008 if there has been a transfer of ownership (as recorded on the certificate of title) on or after this date. But there are exceptions, namely:

• If the property was inherited or given as a gift; or
• If the property was purchased as a result of a contract established prior to 1 July 2008.

The most recent purchase of the property, as per the above definition, should be considered for the purposes of these standards.

Purchase Declaration Form

A Purchase Declaration Form has been developed for use where the the Reduced Standard is to be applied because the property was last purchased prior to 1 July 2008.

This Form has to be signed by the owner or agent for the Reduced Standard to be applied, and puts the onus on them to provide you with accurate information.

Where the owner or agent says the property has been purchased on or after 1 July 2008, or where other factors require you to apply the Full Standard, you don’t have to use this Form.
